Wow, that's a huge project. It looks like its coming along well. It's going to be gorgeous when you finish.

Why does that house need such major renovation?

The house wasn't in poor condition per se but we wanted to make some improvements before moving in... which of course didn't get finished before moving in. Also one thing leads to another... didn't want to put in a nice floor before making the floorplan changes in the living and kitchen areas, so that necessitated a new kitchen and all that sheetrock. Plus I found that the house had old copper running in the slab which again I didn't want to leave in the slab with the nice new floor going in, which would be ruined by a slab leak. So we re-piped the whole house.

Here in San Diego the only homes that are even remotely affordable are "fixer uppers" and even then they are grossly overpriced so that's the other reason for needing to fix it up.

Update: The railing has not failed. Looks great and remains a solid as the day I finished the install. The only point I give any thought to is where I welded the two 8 foot sections of railing together, as to the fabricator it's an obvious mark. Now, I have a truck with a ladder rack so I would have been able to buy a 20 foot section and bring it home. Oh well, next time, if there is one.
